Exterior Modification Rules
Approval Needed
You need approval from the Architectural Control Committee (ACC) and Scottsdale Historic Preservation Commission (HPC) before:

Painting the exterior of your house

Window or Awning changes

Front yard patio wall or other hardscape changes

Any other exterior changes, excluding landscaping, that are visible from the street

Villa Monterey is listed on the Scottsdale Historic Register, so all exterior modifications visible from the street require approval from both the Architectural Committee and Scottsdale Planning and Development Services.

Architectural Control (Article II, Section 10 of CC&Rs):
“No structure, addition, or exterior change visible from neighboring property may begin without written approval of the plans by the Architectural Committee.”

Exceptions include:

Repainting your home the same approved color. (See approved colors below.)

Maintenance and repairs with the same or equivalent materials.

Landscaping changes do not need approval.

Follow the procedure below before applying for approval to modify your home. Necessary forms and documents are available to assist you.

To apply, submit these forms:

Neighbor Notification Form (if the project affects or is visible to neighbors)

Submit forms to Marsha Cain at marshadesigns@cox.net.
The Architectural Control Committee (ACC) will review your application and notify you of approval, denial, or further steps. If Board action is needed, you will be informed of the open Board meeting date. The ACC can also assist with Scottsdale Historic Preservation Committee approval.
